To join our Limited Function Referral Only brokerage we charge $500* per year. If you make no referrals there is no other fee - your license is sponsored and active but not making you any money. If you make a referral to our preferred agent team you will receive 100% of your referral fee. If the referral is made to an agent (not our preferred) there is a 10% fee - $300 minimum.
* If 5 referred transactions close in the year (Jan to Dec) with our preferred agent team the annual fee will be refunded.
Example referral to any agent: $10,000 commission.
The agreed-upon referral fee to the receiving agent/brokerage is 30%.
$10,000 x 0.30 = $3,000.
The agent/brokerage receiving the referral would keep is $7,000.
You would get $2700.
Real Estate Referrals would get $300 - our current fee.
Example referral to preferred agent team: $10,000 commission.

No. If a licensee is sponsored by a limited function referral office (LFRO) then it is anticipated that they will not need to access the MLS because they only are engaged in referrals and not listing, selling, leasing, renting, managing, counseling, or appraising real property.
No. You are a Texas Real Estate Agent, a licensee with a Texas salesperson or broker license sponsored by a company that is not a member of the Realtor organizations. That is why you are not required to pay any of the Realtor® fees.

The main difference between a referral brokerage and a regular real estate brokerage is that the referral brokerage doesn’t take part in the actual transaction assisting buyers or sellers while a regular brokerage and its agents represent buyers and sellers in their transactions. With this in mind, referral brokerages can usually operate with low overhead cost to give agents lower fees.
Another difference is that referral brokerages only retain agents who are not actively assisting buyers and sellers. Most regular brokerages are members of the Realtor® Associations, but referral brokerages are not.
